Quite simple. They send a letter to the unit owner saying their tenant dont got the proper licenses and such. Tell the owners to force the tenants to get licenses or the owners get a hefty fine,.not a few thousand dollars but 50-100k.

If the owners fail to comply. Then shit hits the fan. Once an order to comply is issued. You're pretty much screwed. It's goes on title and you not only can't sell it or lease it.

I was just being optimistic (given the crowd here). Their balls shrivel up when they hear the ugly news. Shit will hit the fan, no doubt. What we're trying to find out is the magnitude - not sure if there is a Richter scale for this.

She maybe had issues with landlord or bylaw in Markham. She prefers Vaughan. Says too much competition in Markham. When she moved her advertising and banter was a continuation of what she was doing in Markham. Then all of the sudden she had to pivot to legit.

As a business owner you should do your due diligence and look into zoning and licenses. Yes I admit alot of these owners don't know the laws and / or can barely read english. But they could have easily hired a lawyer.

The city let it slide for a long time. Permits were never taken out for any of the renos most likely. Fire inspections and health and safety none of them have been done.

The landlords also negligent on asking what they are operating and asking for proper licenses.

This was bound to happen eventually.

There is no excuse for any one who wants to open a business to not look into all the legal aspects of it especially here in Canada. Getting a lawyer to look into all this is a must.

Problem is these spa owners take a lot of shortcuts because - and it is not an excuse - they are used to doing things that why back in China.

The landlords in these 3 plazas are all individuals - some might own more then 1 unit but all they are interested is making sure their units are rented out. I do not think they do any due diligence. Before this crackdown, if you want to open a spa, any vacant units in these 3 plazas in EBC is always available.

Not a bylaw issue - a landlord issue. Same as what is happening to the one she was hoping to open near Weston Rd/Hwy7. As I said earlier Bylaw cannot lock you out.

Totally agree.

The owners will soon feel the wrath of the city and the economy. They don't give a rats ass about as long as they make rent. But with this now, there won't be many people wanting to lease in this area.

She has already recouped all the expenses within 7 - 8 months and already looking for another spa in Burlington or Oakville since last month and this happened. I told her not to rush.

She was doing more than fine in Markham, her leaving had nothing to do with the competition or her preference for Vaughan. Sad (more so for some of us) but life moves on…

I wouldn’t trust burlington or oakville. Those municipalities are much more puritan than Richmond hills. I’m actually surprised it didn’t happen there first

She may have done the midnight move, not to escape paying rent …
She pulled out all her fixtures that she installed. It may have been agreed to with the landlord but it’s not a usual arrangement.
What do these building owners think the use is when they rent the space to these girls will be?
